How much does an end-of-tenancy clearance cost?

Every job is different, so we can't give you exact prices without visiting your property. That being said, here's a rough guide based on our own experience:

  • 1 to 2 bed flat - £1000 - £2000
  • 2 bedroom bungalow - £1000 - £2000
  • 4 bedroom semi detached property - £2000 - £3000

How are jobs priced?

Our pricing is mainly based on:

  • how much needs removing (weight and volume both play a role).
  • how easy it is to access your property (a top-floor flat takes more effort than a ground-floor one).
  • Any specific challenges involved, such as narrow access, heavy items like pianos or safes, or jobs requiring extra labour.
  • Urgency — same-day or next-day collections may carry an additional charge.

Yes — we offer same-day appointments subject to availability. As long as you get in touch before 5pm, we'll do our best to get to you that day.

How long does a clearance take?

It depends on the size of the property and how much needs removing, but as a rough guide, a full house clearance typically takes around 3 hours. We'll give you a more accurate estimate when we come to assess the job.

My tenant has left belongings and rubbish behind. Can you clear it all?

Yes — we clear everything from furniture and heavy items to general rubbish and bags of waste.

The property has difficult access — top floor, no lift, or limited parking. Is that a problem?

Difficult access is rarely an issue for us. We're happy to work on upper floors, and being based in Reading means we regularly work in busy urban areas like RG1 where parking isn't always straightforward — so we're well used to working around it. If anything does give us pause, we'll flag it when we come to see you.

How soon can you start?

We can start in as little as 1 to 2 days. Because we only work locally, we're never far away.

Will you leave a mess?

Not a chance. Once the job is done, we hoover throughout to remove any dust or debris. Take a look at our gallery to see the condition we leave your property in.

What do you do with the items you've removed?

Everything is handled responsibly. Where possible, we'll try to sell furniture and white goods that are in good condition. If you'd prefer, we can look to donate items to local charities first. Anything that can't be sold or donated is recycled or disposed of properly — nothing is fly-tipped or handled carelessly.
